Overall pending home sales and closed home sales have increased five percent each in the 12-months ending February 2012 , according to data from the Naples Area Board of REALTORS® (NABOR®) which tracks home listings and sales within Collier County (excluding Marco Island).
The rise in home sales is a positive sign and increased sales lead to less housing inventory in the Naples area. Overall inventory decreased 17 percent, from 9,213 in February 2011 to 7,888 in February 2012.
“One of the biggest gains is a 55 percent increase in pending sales from February 2011 to February 2012 for Naples area homes priced from $500,000 to $1 million,” stated Phil Wood, President & CEO of John R. Wood Realtors. “In February, homes in that price range took off like rockets.”
The overall market experienced 8,349 closed sales for the 12 months ending February 2012, compared to 7,929 closed sales for the 12-month period ending February 2011, according to NABOR® data.
“Price increases in certain categories of the market and falling inventory sets the stage for increased valuation,” remarked Dr. Shelton Weeks, Director of the Lucas Institute for Real Estate Development & Finance at Florida Gulf Coast University.
NABOR® data shows:
- Overall pending sales increased 55 percent in the $500,000 to $ 1 million category February 2011 to February 2012
- Overall closed sales increased 70 percent in the $2 million plus category February 2011 to February 2012
- Median closed prices overall are up 5 percent from February 2011 to February 2012
- Overall inventory reduced 17 percent from February 2011 to February 2012
- Overall average DOM (Days on the Market) decreased 4 percent from February 2011 to February 2012
- Overall pending sales increased 11 percent in the $300,000 to $500,000 category and 17 percent in the $500,000 to $ 1 million category 12-month ending
- Closed sales increased 13 percent in the $ 1 million to $2 million category 12-month ending
- Naples Beach area pending sales increased 17 percent and closed sales increased 20 percent 12-month ending

Pending home sales of Naples area mid-priced single-family homes and condos (between $300,000 and $ 1 million) surged 29 percent in January 2012, according to a report released by the Naples Area Board of REALTORS® (NABOR®) which tracks home listings and sales within Collier County (excluding Marco Island).
According to Phil Wood, President & CEO of John R. Wood Realtors, “Pending sales were very strong in January, plus some of the transactions were new development projects.”
Naples Area Board of REALTORS® data shows that the overall market experienced 8,295 closed sales for the 12 months ending January 2012, a 5 percent increase over the 12-month period ending January 2011 (7,879 closed sales). NABOR® data shows:
- Overall pending sales in the $300,000 to $500,000 category increased 34 percent from 115 in January 2011 to 154 in January 2012.
- Closed sales in the $1 million to $2 million category increased 13 percent from 336 to 379 for the 12- month period ending January 2012.
- Inventory dropped 19 percent from 9,388 in January 2011 and remains at a low level with 7,860 available properties in January 2012.
- Average days on the market (DOM) in the $500,000 to $1 million category decreased 10 percent from 213 in January 2011 to 192 in January 2012.
- Overall sales of homes and condos between $1million and $2 million increased 53 percent, January 2012 compared to January 2011.
“The $500,000 to $1 million category has been historically a leading market indicator, and that category experienced a 23 percent rise in pending sales from 100 in January 2011 to 123 in January 2012, a positive sign,” remarked Dr. Shelton Weeks, Director of the Lucas Institute for Real Estate Development & Finance at Florida Gulf Coast University.

2012 promises to be a great year, not only in my mind but also in the hard numbers found in our Year End Statistical Report and an exciting article regarding Soaring List Prices.
“Median list prices nationwide have risen 4.05 percent on a year-over-year basis, according to November housing data of 146 metro areas from Realtor.com. Fewer cities are reporting year-over-year list price declines, “suggesting a growing optimism on the part of sellers about 2012 market conditions,” according to Realtor.com.” The article goes on to list Naples, Florida as #2 in the rankings! On the heels of this newest development, I received word, “The number of new listings placed in inventory declined for the fifth consecutive year. Short sales and foreclosures also continued to drop as a percentage of total inventory, down from 19% in January 2011 to 12% a year later.” Click here to read the entire article.
The bottom of the market appears to have passed and this is great news for sellers. With Naples being in the number two spot in the top 10 Soaring List Prices, we can celebrate a slow but steady increase not only in home sales, but in the Naples market in general. Home sales directly affect all of the other aspects of business that make this a great place to live!

Naples Area Real Estate Transactions Released
Real estate sales activity continues to increase with single-family home sales and the Naples Beach area is leading the way according to a report released by the Naples Area Board of REALTORS® (NABOR), which tracks home listings and sales within Collier County (excluding Marco Island).
For the 12 months ending September 2011, all Naples geographic areas showed an increase in pending sales compared to the same 12 months in 2010. Properties in the Naples Beach area remain in the highest demand with 1,776 contracts for the 12 months ending September 2011 compared to 1,471 contracts for the 12 months ending September 2010.
The third quarter report provides annual comparisons of single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:
* For the 12 months ending September 2011 overall pending sales increased 11 percent with 10,036 contracts compared to 9,026 contracts for the 12 months ending September 2010.
* Condo sales increased 7 percent with 807 sales in the third quarter of 2011 compared to 752 sales in the third quarter of 2010.
* The available inventory decreased 20 percent to 7,069 available properties in the third quarter of 2011 down from 8,800 available properties in the third quarter of 2010.
“Traditional sales represent 60 percent of the sales activity in the Naples area. Foreclosure sales remain low and the number of short sale closings are increasing, this is a sign that banks are willing to work with homeowners,” said Brenda Fioretti, NABOR President and Managing Broker of Prudential Florida Realty.
The report also provides a comparison of results for September 2011 to the same month, 2010, including single-family home and condo sales (via the SunshineMLS), price ranges, geographic segmentation and includes an overall market summary. The statistics are presented in chart format, along with the following analysis:
* Overall home sales in the $300,000 to $500,000 price category increased 27 percent with 70 sales in September 2011 compared to 55 sales in September 2010.
* Single-family pending sales in the Naples Beach area increased 15 percent for the 12 months ending September 2011 with 714 contracts compared to 621 contracts for the 12 months ending September 2010.
* Condo sales in Naples saw a 6 percent increase for the 12 months ending September 2011 with 4,192 sales compared to 3,966 sales for the 12 months ending September 2010.

January turned out to be another strong month for our real estate market, and signs are trending even more positive for the year ahead. The recently released NABOR report, which some of you may have seen if you get my email updates, shows very positive signs throughout the market. For example, it states that we had a 36 percent increase in pending sales year over year.
Along with overall market statistics, the report also included a comment made by Professor and Director of the Lucas Institute for Real Estate Development & Finance at Gulf Coast University, Dr. Shelton Weeks, which I found quite interesting. He said, “It looks like you are experiencing the wealth effect. Buyers are looking at their portfolios and feel wealthier than last year. They feel more confident which increases the probability that they will buy a home right now.” I felt like this was a very insightful comment in that it pairs together economics with human nature. When the two are together in positive harmony it causes a reaction that will benefit our area greatly…and I am happy that we are finally getting to this point!

For those of you that don’t receive my emails, I sent out the annual real estate market numbers last week. Upon closing out 2010, we have had another year of decreased inventories helping us to make further steps towards balance in the market for Collier County and the SWFL Region.
Overall, we had increased pending and closed sales, declining inventories and increases in median closed prices. A few key excerpts from the release include:
- “Overall pending sales increased 4 percent with 9,318 contracts in 2010 compared to 8,933 contracts in 2009.”
- “Single-family home sales increased 3 percent to 3,959 sales in 2010 compared to 3,847 sales in 2009.”
- “Condo sales increased 18 percent to 3,881 sales in 2010 compared to 3,270 sales in 2009.”
- “The median closed price increased 1 percent overall to $180,000 up from $179,000 in 2009. For properties over $300,000, the median closed price increased 4 percent to $544,000 up from $525,000 in 2009.”
All in all we are on the right path to a balanced market. As long as we keep on this track, we’ll reach the stability we all want for our region.

As I stated in the Naples Area Board of REALTORS® (NABOR) market release last week, we have seen how the third quarter sales were impacted by the end of the home-buyer tax credit and the news of the oil spill, but we are now seeing resurgence in the marketplace. The pending sales activity that was missing during the summer is back.
According to the aggregated report,
- “Overall closed sales for the 12 months ending October 2010 increased 19 percent with 7,912 sales compared to 6,645 sales for the 12 months ending October 2009.”
- “Single-family pending sales increased 20 percent with 436 contracts in October 2010 compared to 363 contracts in October 2009. Single-family pending sales in the $1 to $2 million category increased 54 percent for the 12 months ending October 2010 with 263 contracts compared to 171 contracts for the 12 months ending October 2009.”
- “Condo pending sales increased 6 percent in October 2010 with 345 contracts compared to 326 contracts in October 2009.”
- “Condo closed sales increased 31 percent with 3,897 contracts for the 12 months ending October 2010 compared to 2,964 contracts for the same 12 months last year.”
Overall, pending sales are up, inventory is down and median close pricing is stabilizing!
